Legal and Finance

Our team of mortgage brokers, solicitors and bridge experts will be on hand to support your chosen strategy.

  • Typical properties can take 6-12 weeks depending on purchase type and searches.
  • We support you at every step of the way.

Typical documents needed to start process:

  • ID passport / driving licences
  • 3 months bank statements
  • Utility bills
  • Complete ID checks via App sent from solicitors

Purchase

After searches etc have been conducted you will be asked to sign documents typically 2 weeks before completion. We will then typically work through the following purchase stages:

  • Funds will then need to be sent to solicitors same week of completion
  • Home insurance will need to be in place.
  • On key day typically get in the afternoon
  • We can offer service to get keys cut / lock box installed as makes easier for viewings/ builders.
  • Get meter readings and begin plan to either renovate or get tenant in situ.

We offer full project management service from start to finish and have a team of builders and tradesmen on hand ( north-west only ) to support works and provide the following support:

  • Full costings breakdown on Excel spreadsheet which will vary depending on level of finish
  • Adapt finish to style of house and area you have invested in.
  • Any snags will be dealt with via us.

Not all property purchases need a full renovation, and we offer a turn-key service if this is your short/long term goal.

Exit / Letting Support

Our team of experts can help you choose the best option whether you sell the property at a higher price or choose to rent it out to tenants or holiday lets.

In terms of sales, our team can support with exit via simple property flip deal getting the property on the market with the right agent at the right price and again helping with the sale via our network of legal teams.

If your strategy is to keep the property, we can work and support you by introducing you to local agents to get the right tenant in place at the right rental income.
